Terms and Conditions

 All bookings are subject to these terms and conditions.  Please read carefully before booking.

Booking and Arrival

Our cottage is available to let from Friday to Friday all year.  Some short breaks are available out of season.

Cottage is available for Arrival from 4:30pm and checkout is 10:30am.

Bookings cannot be accepted from anyone under the age of 18 years. We accept payment via cheque or bank transfer.

A deposit of 20% of each week booked is required to secure the reservation within 7 days of booking.  The booking will expire if payment has not been received in the 7 day period. This deposit is non-refundable. Full Payment is required six weeks prior to start date.

A refundable damages deposit of £200 is required at same time as full payment. This will be refunded after departure provided there have been no breakages or damages, at owner’s discretion.

Dogs are allowed at a fee of £3 per dog per night (a maximum of 2 dogs are allowed). We ask that you keep pets downstairs and off the beds and furniture please. Also, we ask that you clean up after your dogs in the grounds and obviously in public areas. Note that charges apply locally for failure to do so.

 

Cancellations

For cancellations, we will provide a refund if we can re-let the property for the dates cancelled.  However if we can’t we will not be able to make refunds for cancellations that occur within six weeks of arrival date.

The Owner does not expect to have to make changes to your booking but in the event of emergency problems or errors that have been made, the owner reserves the right to do so.  In this event, the owner will contact you as soon as possible and refund payments already paid.

 

Insurance

We recommend that you take out insurance to cover the risk of cancellation.  

We are not liable for any personal injury or theft during the period of your stay.

 

Health and Safety
Our cottage comes with access to a field.  Our guests can use this for walking dogs if they wish. During June or July, this adjoining field is used for agricultural purposes. Therefore we request that visitors keep the accessway to this field clear and ensure that children and pets are supervised.  This usually takes 2-3 days weather permitting.
Please note: At the edge of this field is a stream, which could be a hazard for children.  Please take care to supervise children in this area.
This property contains low ceilings in some rooms, please take time to note.
Please note exit routes in event of fire or emergency exit, and fire extinguisher located in the utility room.
It is your responsibility to inform the owner of any potential hazards that you may notice.
We operate a No Smoking Policy at this property.

 

Infants
We can provide a cot and highchair on request. Please provide own cot bedding.


Maintenance and Access
The Owner has the right to access the property in the event of urgent maintenance.  
Gardens are tended to mid week between 11am and 4pm.
Guests are responsible for any breakages and/or damages to the property that may occur during their period of stay and are responsible for keeping the property in good condition.  Towels are provided for the house. Please bring your own beach towels.

 

Parking
There is private parking onsite for up to 4 cars. Please note we do not allow charging of electrical vehicles.


Complaints
Please inform us of any problems if they arise as soon as possible in order that we can rectify where possible.  

 

Your Obligations
In making a booking you agree to the following:

  1. To take reasonable care of the property and leave it in a clean and tidy condition. Please do not move large furniture, beds, dining table, settees, from the original position.

  2. To inform the Owner of any problems with the facilities or services as soon as you become aware of them.

  3. You agree not to sublet the property or share the property except with the persons included in the booking, or subsequently included by agreement. We reserve the right to terminate hire without notice where this condition has been breached.

  4. You agree to the maximum number of tenants of 7 during the stay and do not exceed this. We reserve the right to terminate hire without notice where this condition has been breached.

  5. You agree not to do something which may be a nuisance to neighbouring properties.

 

Data Privacy

You have the right to know how your data is stored and used so the following section details what data we collect, how it is used and for how long it is stored;
    We only collect information that is required for creating bookings and ensuring that we can contact you if needed. This includes your name, address, contact details (email address and phone number) and details relating to your booking party (e.g number of guests and ages of any guests under 18) all of this data is collected via an online form. Bank details may be collected for the purpose of payment and refunding but this data is not stored directly by us. This data is securely stored and is never shared with any third parties. It may be stored on private servers for the duration that it may be necessary to create/manage a booking or maintain communication. This data will be erased after this period, or if no booking is made and you have submitted data to us it will be removed after a maximum period of 12 months when we can assume you would not like to proceed with booking. You can also request that all of your data stored by us is erased at any time prior to this.

 

We may contact you and request to use certain information publicly, such as for posting reviews on our website, but you retain the right to have this data removed at any time.

 

Whilst we have endeavoured to ensure this website is accurate, we, the owners are not able to accept any liability for errors or omissions.
